Owning a promissory note, instead of demanding cash, sounded like a good idea at the time you sold your real estate or business because you would have a steady stream of monthly payments at a reasonable interest rate. Right?

(A promissory note is defined as ‘A promise to pay a certain amount of money on a peridoic basis, defined by the terms and conditions contained in the Note Document’. Usually, a Promissory Note is constructed during a tangibile property sale event where the property seller ‘takes back’ a Note instead of Cash.)

Then, you soon found out that one, the interest rate you charged is now too low, two, the payor of the note doesn’t always make the payments on time so you have to call and demand the payments, three, you have to pay taxes on the income, four, you figured out that the value of your note diminishes everyday, and, five, you could put the lump sum of the note money to better or now-needed use.

So, you decided to sell your note. First you went to your bank and they wouldn’t buy it nor did they have any information about the selling process. Next, you asked your friends and one said ‘Find a Note Broker’. So, you searched on the Internet and found a million web sites all purporting to be able to buy your note. You talked with a few but didn’t get any satisfaction nor any return calls. Now the frustration sets in.

Here’s how the Note business works.1. Notes are purchased by seasoned investors seeking long term returns on investment.2. A note is valued according to the long term yield to the investor.3. The note yield is determined by the Interest Rate, the FICO credit score of the payor, the term of the note, the payment schedule and the ‘terms’ of the note.4. Your note can be purchased by an investor based on his/her required note type, note criteria and required yield.5. Note investors specialize in different types of notes. Some buy only 1st Deed of Trust Real Estate Notes or Mortgages, some buy only Business Notes.

To make a long story short… you don’t know if the investor you are talking to is a Broker or an Investor or both or what type, criteria and yield he/she demands. Frustrating. Now you think all note investors and brokers and the whole note buying industry is sleasy, unethical, unprofessional and worthless. Well, I’ll admit that part of that is true but REAL Investors and REAL Brokers are there, honest, professional and provide a valuable service. More on this in another article.

This is what you need to know and do regarding your promissory note.1. The value of your note begins when and how you construct the note. When constructing your note, assume you will want to sell it within the first year. If constructed properly and professionally, it will have high value. Professionally means using the services of an experienced Business or Real Estate attorney to construct your Note. Never use one of the simplified Note Forms available anywhere. Think about it… why do you think Real Estate Lenders use exqusitie, complex, complete Loan Documents that are constructed for their own lending criteria?2. The Note principal amount must not be more than: (a) 80% of the sales price of the Real Estate if it’s a 1st Deed of Trust or 20% if a 2nd Deed of Trust and the total of a 1st and 2nd should never exceed 80%. (b) 67% of business sale price.3. The payor’s (the person(s) responsible for the performance (payments) of the Note, FICO credit score must be above 650.4. The Note payments should be monthly.5. The Note terms should be ‘Amortized Normally, Payments in Arrears’. Try not to accept an ‘Interest Only, Full Balloon at the end’ Terms.6. Your Note should carry an Interest Rate tied to Prime + 2.7. Your Note should have a Collateralized Personal Guarantee equal to the Principal Amount of your Note.8. The above are the basics. Now, Selling your Note.1. A reputable Note Broker will take the information about your note, package the information and contact us and other Note Buyers he has brokering agreements with. With gas and oil prices on the rise, many people are talking about energy efficiency and using renewable energy sources in the home. Some people automatically assume that making their home more energy efficient is going to cost a lot of money up front, but in reality that’s not the case. The first step in making your home more energy efficient is merely to improve your internal appliances and systems with a bit more thought. We’ll give you some simple rules that will make your home more comfortable, your fuel bills lower and your conscience lighter as you use less fossil fuels.

Rule # 1: Let There Be Light. We all need electricity but did you know that by using energy efficient LED lights and compact fluorescent bulbs in all of your home fixtures you could cut your energy use exponentially? For instance, one study found that merely by using LED lighting rather than traditional incandescent bulbs you could save 90% of home lighting energy consumption. In many cases, not only do fluorescent, LED and other energy efficient lighting options use less energy, they also last longer and are more durable. Yes, they may cost a little more up front, but you’ll see the value when they pay for themselves after a year or so of use and you can scratch light bulbs off your weekly list at the market or hardware store.

Rule # 2: Look at Your Appliances. As you review your electric load (or how much electricity you use to run your home) you should cast a glance at all of your appliances. Any that are very old and out of date, especially washers, dryers and refrigerators could all be costing you far more money than you think and taxing the environment to boot. When you look for appliances, try to find ones that are specifically designed to use less power and be more efficient. Not only will you probably be able to get some spiffy rebates, you’ll also be offsetting the cost of your new energy efficient appliance with the savings you’ll immediately see on your utility bills. Check out Energy Star’s website to find the most efficient models available for the appliance you’re looking to upgrade. Their website is www.EnergyStar.gov.

Rule # 3: Consider Your Climate. This relates not only to where you live and what your environment is like but also to how you regulate the temperatures in your home. First, is your home well insulated? If not, you are allowing in and letting out a lot of energy, heat and cold.Improving your insulation is one of the best and easiest ways to make your home more efficient. How are your windows? What can you do to retain heat in the winter and repel it in the summer? Also, if you have an attic, are you keeping it properly ventilated during the summer months? If it gets too hot up at the top of your house, your whole cooling system will have to work that much harder so you should consider installing a solar powered attic fan that will keep your attic well ventilated and moderate the overall temperature. A dry and ventilated attic is a happy one. Finally, how are you cooling your home in the summer? If you live in an arid climate and you are still using traditional air conditioning, you do have other options. Environmentally friendly evaporative coolers (or “swamp coolers”) are often just as effective and require a third of the power or less.

Rule # 4: Think Green. Whenever you make decisions about your major home systems in the future, think about installing systems that are more efficient and that could potentially be powered by an alternative energy source. If you have to sink a chunk of change into a new hot water heater, boiler or home heating system don’t just walk down the path of least resistance. It is possible that for a similar investment you could install a tank-less hot water heater or for a bit more money, install an energy efficient solar heating system in your home. It may seem far fetched, but when you see the monthly savings and you factor in the potential tax rebates and the money you would have spent either way, you’ll see how smart it can be. The key when looking at installing a solar power system or wind turbine system is that this is a long term investment, but you’ll actually see a return on it within as little as 2 to 6 years. By investing up front and ultimately off-setting your fossil fuel consumption your energy efficient hot water heater will actually pay for itself, unlike traditional fossil fuel dependent ones.

Rule # 5: If You Think You Are Ready, Review Rules 1-4. Even if you think you are ready today, right now to install solar panels or a wind turbine to power your home you need to make your home as energy efficient as possible FIRST. Why? Because, in general, for every you spend on making your home more energy efficient you reduce the cost of your alternative energy system down by to . Once you have reduced down your energy usage, you can accurately determine how much energy you will need to produce with renewable energy. Having this accurate information will tell you how many solar air heating collectors you need, solar water heating collectors your need, solar electric panels you need, or if you need a solar wind hybrid power system; if you can operate independently or if you need a grid-tie in system; and perhaps most importantly, how much you are going to spend to convert to renewable power.

So, start simple, invest wisely and think green and eventually you will be the self-powered, money saving, energy efficient one on the block.

To maximize the impact of your creativity, you need to know the kind of contents you have to produce and effectively present those contents in the video sharing sites.

The social video optimization is not about optimizing your videos for high search engine ranking (SEO). 4. Make it discoverable. This is like marketing your video on the video sharing sites. If you don’t do it properly, your contribution will be lost in the sea of video clips. Provide a short and catchy title with keywords related to your video. Relevant keywords will help locate your clips when people do a search. A catchy title in the search results will draw viewers’ attention. Learn from the titles others are using by doing a search using your keywords in YouTube and other similar sites. The same goes for the description. Use relevant keywords but make it interesting to arouse curiosity. Write in the natural language and avoid adjectives. Let the users decide the quality of your presentation.

Tags are everywhere now a day. It is a keyword, not a keyword phrase. You should provide tags for your uploaded contents. If your titles and descriptions are relevant to your videos, you already have a few tags. Besides the tags you have already collected from your title and description use one or more tags to closely identify your content to the categories available in the site. For example, on YouTube you have categories like “autos and vehicles”, “comedy”, “howto” etc. If your video is about how to fix a flat tire, use additional tags like “tire”, “car”, etc. Add a few additional tags to describe the least important thing in your video. In the “fix a flat tire” video example, you can add tags like “stems”, “valve”, etc. Use as many tags as you can accommodate in the tag text box.

5. Relax and enjoy. You may be wondering why this is a rule. This is a rule because you do not want to feel the burnout. Enjoy what you are doing. Have a passion for your creative works. Don’t think about how much money you are going to make by producing these videos. This is not going to make you rich overnight or within a very short time span. What is important is that you are pursuing something that you like. If the society is benefiting from your creative works, you will get adequate monetary rewards.

Maybe you’ve been following my column on our blog, Your Weekly Libation, and my tapestry of booze has enticed you. Maybe you’re a drink-fixated foodie looking to move from smoothies and teas into a more exciting area. Maybe you saw the word ‘beer’ and started drooling like one of Pavlov’s dogs. Whatever the reason, you’re here and eager to make your own beer!

How easy or difficult is the process? That depends entirely on how much you want to influence the outcome. Whatever the method, prepare to commit some cash; at least for an all-in-one kit, or up to 0 to make things from scratch. It’s worth the costs, however, when you finally crack open a bottle of your own personal beer and down it with glee.

The first option for the amateur brewer is to pick up an all-in-one beer kit. Mr. Beer, the most well-known, offers four different kits, from the Deluxe Edition all the way up to the 0 Ultimate Edition. Another brand to consider is the 0-150 Starter Home Brewery set (which uses a glass carboy and organic ingredients). These sets don’t do all the work for you, but they do cut down on use of raw ingredients or jerry-rigged equipment. By using a kit, you’ll possibly save money and definitely ensure consistency. But all the ease of production comes at a price: good luck customizing the flavor of your beer using a pre-made brewpack.

For the truly discerning brewer-to-be, it may seem necessary to do everything yourself. This allows for much more experimentation and creativity; it also has a much smaller margin for error. It’s best to buy a brewkit first, experiment with it, and move on to custom beers once you’re comfortable. If you are, and you’ve made sure to properly sterilize all your equipment (via steam dry in the dishwasher or a diluted bleach soak and rinse) there are three broad phases to beer creation:

BrewingFor this, you’ll need a brewpot, a recipe, a kitchen strainer, at least 2.5 gallons of water (most brewpacks and recipes call for 2.5-3 gallons), and a rolling pin (to crush your grain ingredients). What ingredients you need depends on what kind of beer you’re making. A Simple Ale, for example, might contain:

3 lbs. light dried malt extract8 oz. crushed crystal malt1 oz. Northern Brewer pellet hops1 pkg. brewers yeast3/8 C. sugar, for bottling

But different beers require different amounts of even the most basic ingredients. The brewpot is where you prepare the beer ingredients–the “wort”–for fermentation. Use a large (at least 4 gallon) metal pot, ideally stainless steel or ceramic-coated. Using an aluminum pan will work, sort of, but your beer will end up tasting funny. And with a process as long as this one, the final result had better be good! Once you’ve prepared the wort, you’re ready for the second phase.

Primary fermentationFor this, you’ll need a serious fermenting container. No skimping with a two-liter bottle, here. Some sites suggest you use a fermenter made specifically for brewing, with a stopper and spigot; others show how to employ things like water cooler bottles. Whichever kind you use, pour in (“pitch”) your brewer’s yeast. Here is where the the infant beer shall remain as the yeast parties down inside, chowing down on the sugars within the wort and giving off carbon dioxide. To prevent the the whole thing from going kablammo like an oversized Wort Grenade, you’ll need an airlock, a simple little plastic doodad which constantly releases the building CO2. It forms an airtight seal between the fermenter’s stopper and the outside world. You can make one fairly easily, but plastic airlocks generally go for about , and I’d say that’s a dollar well spent. Place the container in a dark, cool place, and prepare for the hardest part of your brewing experience: waiting.

After feasting for 10-14 days, the yeast should be done with all the sugar. It’s time for your beer to go into the third phase…

Secondary fermentationWhat? But we already fermented it once! True, but we’ve been letting out the CO2; secondary fermentation takes place in sealed bottles, trapping the CO2 and giving the beer its foamy, fizzy carbonation. But since the sugars from the wort are all gone, you’ll need to add some “primer” sugar before bottling. Prepare a primer by boiling 3/8 a cup of sugar in 1 cup of water for 5 minutes, then pouring it into another container large enough to hold your beer. Siphon the beer into this new container carefully; your goal is to leave behind as much of the sediment as possible. From here, pour/siphon/spigot the beer into bottles and…wait some more. Argh! Let the beer age for another 7-10 days in that same cool, dark area from before; finally, pop open a bottle and have a taste.

If it’s nectar from the gods, great! Let it continue aging and drink as necessary; start on your next batch, too! Time it right and you’ll constantly enjoy homemade beer in your fridge. Play around with recipes; add ingredients to the malt like honey or molasses; have fun like the brewmaster you are!
